Horse-Property Covenant Highlights

A brief reference to the SummerHill Declaration of Covenants and Restrictions and the supplied 2026 Third Amendment.

Horse and cattle limit

The 2026 amendment changes the original limit to one horse or cow for each full acre. The original declaration states that offspring do not count toward the limit until they reach one year of age.

Fencing and improvements

The declaration calls for three- or four-board fencing painted black. It allows horse-screening or no-climb fencing on the inside of rear and side fences. Fence work and other improvements require Architectural Review Board approval as described in the governing documents.

Horse and livestock trailers

The 2026 amendment allows horse or livestock trailers on a lot where horses or livestock are housed, in an open-sided shade structure approved by the Architectural Review Board. Other vehicle restrictions also apply.

This is a short informational summary of the copies provided, not the complete governing documents or a legal interpretation. Confirm the current covenants, amendments, HOA approvals, and applicable county requirements with the Association and appropriate professionals before relying on them.
